AVOID UNPLEASANT ODORS IN YOUR HOME

When water isn’t run regularly, pipes can develop odors—a common issue in unoccupied homes. LoneStar Home Watch checks for stagnant water and keeps your property fresh with weekly visits, so you avoid nasty smells and plumbing problems.

HOME WATCH THE EXTERIOR OF THE HOME

  1. Walk the perimeter of the property/residence looking for signs of:
    1. Vandalism
    2. Forced entry
    3. Squatters
    4. Weather damage, etc.
  2. Look for any exterior broken, damaged or missing shutters, windows, gates, fences, etc.
  3. Remove mail, flyers, debris, or any signs of the home
  4. Inspect yard and plant beds for trash and weeds
  5. Monitor landscaping, plants and trees – for dead plants and bug infestations
  6. Verify outside A/C drip – possible overflow
  7. Verify that service providers are performing services
    1. Landscaping
    2. Pool Maintenance
    3. Cleaning Company
    4. Window Washing, or other routine maintenance
  8. Check external spigots/faucets/hose bibs for leaks or damage
  9. Perform visual inspection of siding, roof, and gutters for obvious issues from ground level
  10. Check for drainage issues
  11. Check to make sure pool furniture or outside kitchens are being kept clean and free of pests and furniture is covered.
  12. Check exterior lighting
  13. Observe to see if lawn is browning out possibly indicating sprinkler issues
  14. Mail brought inside

HOME WATCH INTERIOR OF THE HOME

  1. Verify air conditioner/heater maintains the desired temperature
  2. Check temperature settings on thermostats
  3. Measure and record humidity level
  4. Check all preset timers on lights
  5. Visual check of all appliances. (Dishwasher & Laundry require extra time and incur extra hourly fee to run cycles)
  6. Check interior lights – change which lights are burnt out to help provide the appearance house is occupied (Reimbursement required)
  7. Check internal water connection points (faucets, toilets). Ensure no issues, leaks, or P-traps functioning properly and flush all toilets
  8. Investigate irregular odors, alarms, or noises
  9. Check the breaker panels for any flipped circuits
  10. Verify security system is functioning properly upon entry/exit
  11. If a power outage occurs reset appliances, timers, clocks, and breakers as needed
  12. Verify garage doors working properly
  13. Check water softener/water heater functionality (if left on)
  14. Check WiFi functionality
  15. Turn TVs on long enough for the cable company not to cut service due to inactivity if requested
  16. Inspect doors, windows, ceilings, walls, and floors throughout the home for damage, water leaks, mold or signs of pest infestation
  17. Check windows and doors are locked

Key Holder Concierge Services

We understand that being far away you cannot always be available for routine maintenance or repair services. We can help eliminate the stress and be your person on the ground. Here are some examples of what we can help with. Services we can help to coordinate and provide property access and stay to oversee the work and confirm work completed before payment are (Fee is $75.00 annual to hold keys, and $100 technician fee for each concierge request or emergency.)
