Minor problems can turn into large problems when too much time occurs between visits

A brief power outage could affect many appliances when the power kicks back on – or if a circuit breaker is blown and the fridge doesn’t come back on, or the breaker trips to the pool equipment or AC/heating system.

** We recommend you contact your insurance company to see how long your home can remain unoccupied before it becomes an issue to your insurance provider.

EXTERIOR:

  • Walk the perimeter of the property/residence looking for signs of vandalism, forced entry, squatters, weather damage, etc…
  • Remove mail, flyers, debris, or any signs of the home being unoccupied
  • Check the functionality of exterior lighting
  • Visually inspect the roof, and gutters from ground level
  • Verify that the outside A/C drip is not accessible – possible overflow
  • Verify that service providers are performing services (lawn – grass cut and the pool is clean and free of algae – maid service is performed)
  • Check external spigots/faucets/hose bibs for leaks or damage
  • Inspect the general condition of landscaping, plants, trees
  • Look for signs of pest infestation around the perimeter and in flower beds
  • Check to make sure pool furniture or outside kitchens are being kept clean and free of pests and furniture is covered.

INTERIOR:

  • Inspect doors, windows, ceilings, walls, and floors throughout the home for damage, water leaks, mold or signs of pest infestation
  • Verify air conditioner/heater maintains the desired temperature
  • Measure and record humidity level
  • Check all preset timers
  • Check appliances. Run the dishwasher, garbage disposal, and washing machine, and water in the fridge – checking for leaks and assessing seal integrity.
  • Check interior lights – change which lights are on to help provide the appearance house is occupied
  • Check internal water connection points (faucets, toilets). Ensure no issues, leaks, or P-traps functioning properly and flush all toilets
  • Investigate irregular odors, alarms, or noises
  • Check the breaker panel for any flipped circuits
  • Verify security system is functioning properly upon entry/exit
  • If a power outage occurs: reset appliances, timers, clocks, and breakers as needed
  • Verify garage doors working properly
  • Check water softener/water heater functionality (if left on) – take a picture of the pilot light and setting
  • Check WiFi functionality
  • Turn TVs on long enough for the cable company not to cut service due to inactivity
  • Included but not limited to freezes that cause breaking pipes, heat & cold snaps for plants, and electrical outage support
