A recent incident in Anna, Texas (near you in Collin County) highlights a growing risk for newly-constructed homes.

What happened

•Police used a drone to monitor and ultimately arrest a suspect involved in thefts from newly-built homes.

•The suspect was caught with 288 stolen electrical breakers, items often sold on the black market.

•The crimes occurred in neighborhoods where construction is active — and where security may be less robust.

•The local police chief noted that they observed the suspects “casing the entire neighborhood… looking in garages, hiding in shadows.”

Why this matters to you

•If you own a home or are building one in Collin County, especially a brand-new or under-construction home, you may be considered a targeted soft-spot for theft.

•Construction sites often have fewer security measures (locks, cameras, active oversight) compared to fully occupied homes.

•Items like wiring, breakers, lumber, windows, appliances are being stolen — not just “big ticket” items, but lots of smaller materials which add up.

•The criminals are organized: using surveillance tools, targeting multiple homes in an area, and attempting to move stolen goods.

Recommended precautions for clients

Here are steps you can advise your clients (homeowners, builders, investors) to take:

•Ensure construction sites and new homes have secure access control: locked gates, chain-link fences, locked sheds, controlled entry.

•Use surveillance cameras (including remote monitoring) and consider adding motion detection lighting.

•Consider drone surveillance or hiring a security service especially if multiple homes are under construction in a single neighborhood.

•Secure valuable materials and components on-site: store wiring, breaker panels, appliances in locked containers or indoors until installation.

•Mark, tag or otherwise identify materials so stolen items are easier to trace.

•Inspect after hours or when site is unattended: for footprints, tool marks, missing items.

•Maintain strong communication with the local law enforcement: inform them of repeated thefts, ask for increased patrols.

•Encourage neighborhood cooperation: new-home neighborhoods should form networks, share alerts if suspicious vehicles or persons are spotted.

•Be extra vigilant if the home is in the early stage of construction (less finished) or unoccupied: criminals know these homes may be easier targets.

•If you’re a homeowner who’s just moved in, don’t assume “once it’s finished, it’s safe” — the article noted even residents who believed their area was safe were surprised.
